A code enforcement notice can feel alarming, but how you respond in the first few days often determines whether the situation resolves smoothly or escalates into something much more expensive. Here are the five things you should do immediately.
The notice contains critical information: the specific violation, the compliance deadline, the potential fines, and instructions for how to respond. Many homeowners skim the notice and miss important details — like the fact that the clock is already ticking.
This is the single most common mistake. Ignoring a code enforcement notice does not make it go away. It triggers escalating fines (often $100–$1,000+ per day), potential property liens, and eventually forced abatement where the city does the work and bills you at a premium.
Call the enforcement officer listed on the notice. Be polite and cooperative. Ask what specific steps are needed to resolve the violation. Ask whether a compliance extension is available if you need more time. Building departments are generally more flexible with property owners who engage early and in good faith.
If a contractor built without permits, you may have claims against them. If you bought the property and the seller didn’t disclose the unpermitted work, the seller may be liable. Identifying the responsible party early helps you plan your response and preserve your right to recover costs.
